The only factor not making this a good idea is the shit standards adopted by
Irish property developers who just wnat to screw you til it hurts and then
screw you some more just for a laugh.   to be sure, if they found out that
20 blokes were putting up a developement together, they'd add a little bit
of 'value' onto the estimate for themselves.
